Here is the detailed June 2019 Florida Real Estate Market Data Report. Market reports are by single-family homes and townhouse/condos.

The June 2019 Market Overview

This data is based on the official June 2019 housing market reports released by Florida Realtors®. Florida collectively statewide shows a decrease in single-family and condo/townhouse sales for June 2019 in comparison to the same month last year.

Locally, were headed in a different direction. Our local MSA (Metropolitan Statistical Area) of Cape Coral / Fort Myers is outperforming June 2018 sales in both single-family and townhouse/condos.

The Cape Coral / Fort Myers MSA continued to show an increase in median home price growth for single-family residences for the month and continued growth +2.0% for the year.

Townhouse/condo median sales price, on the other hand, slid -5.0% for the month, but still maintains +1.0% increase for the year.

June 2019 Florida Residential Real Estate Market Activity by Metropolitan Statistical Area (MSA)

This report reflects single-family homes, townhouses and condos closed sales and median sale prices. This data is a summary and detail of the 22 marketing statistical areas (MSA) of Florida.

State of Florida – Single-Family Homes
Closed 27,283 sales, down -1.9% compared to last year.
Median sale price increased +3.8% to $270,000.
Year to Date
Closed 144,522 sales, up +2.1% over last year.
Median sale price decreased +2.8% to $260,000.

State of Florida – Townhouse / Condo
Closed 10,094 sales, down -9.4% over last year.
Median sale price increased +2.6% to $194,900.
Year to Date
Closed 59,188 sales, down -4.0% over last year.
Median sale price increased +2.7% to $190,000.

Cape Coral / Fort Myers (MSA) – Single Family Homes
Closed 1,257 sales, up +1.0% over last year.
Median sale price increased +2.0% to $255,006.
Year to Date
Closed 6,960 sales, down -3.2% over last year.
Median sale price increased +2.0% to $260,000.

Cape Coral / Fort Myers (MSA) – Townhouse / Condo
Closed 592 sales, up +1.4% over last year.
Median sale price increased -5.0% to $190,000.
Year to Date
Closed 3,793 sales, down -1.3% over last year.
Median sale price increased +1.0% to $196,000.

This reports the Single Family Homes market data in a month versus the same month last year comparison. The Closed Sales are broken down into further detail. In addition, New Pending Sales, New Listings, Pending Inventory, Inventory (Active Listings), and Months Supply of Inventory are also included.

The TERMS Glossary will explain the importance of each of these metrics.

This report also includes a four-year historic graph depicting:

  • Closed Sales – Quantity vs Month/Year
  • Median Sales Price – Price vs Month/Year
  • Inventory – Quantity vs. Month/Year
