October 2019 Florida Housing Report

Data released 11/21/2019

The official October 2019 Florida Housing Report was released reflecting Florida as a state continual increase in closed sales and a rise in median home prices (94th straight month) over last year’s performance.

Locally, both Collier and Lee County’s single-family real estate market reflects a year to date sales growth over last year, with Lee’s median home price continuing to increase, while Collier’s declines.

The condo and townhouse real estate markets for both of these counties reflect sales remaining fairly flat year to date along with the minimal median price gains in Lee versus the slight decline in Collier.

October 2019 Florida Housing Activity by Metropolitan Statistical Area (MSA)

This report reflects single-family homes, townhouses and condos closed sales and median sale prices. This data is a summary and detail of the 22 marketing statistical areas (MSA) of Florida.

The TERMS Glossary will explain the importance of each of these metrics.

State of Florida – Single-Family Homes
Closed 23,440 sales, up +5.2% compared to last year.
Median sale price increased +3.6% to $263,000.
Year to Date
Closed 246,721 sales, up +4.3% over last year.
Median sale price increased +3.5% to $262,872.

State of Florida – Townhouse / Condo
Closed 9,226 sales, down -0.5% over last year.
Median sale price increased +5.8% to $190,500.
Year to Date
Closed 97,953 sales, down -1.9% over last year.
Median sale price increased +2.7% to $190,000.

Collier County

Naples / Marco Island / Immokalee (MSA) – Single Family Homes
Closed 410 sales, up +5.7% over last year.
Median sale price decreased -5.5% to $420,000.
Year to Date
Closed 4,508 sales, up +7.9% over last year.
Median sale price decreased -4.4% to $430,000.

Naples / Marco Island / Immokalee (MSA) – Townhouse / Condo
Closed 402 sales, up +15.2% over last year.
Median sale price decreased -5.4% to $259,938.
Year to Date
Closed 4,771 sales, up +0.1% over last year.
Median sale price decreased -2.2% to $269,000.

Lee County

Cape Coral / Fort Myers (MSA) – Single Family Homes
Closed 1,084 sales, up +10.4% over last year.
Median sale price increased +3.6% to $255,934.
Year to Date
Closed 11,566 sales, up +0.6% over last year.
Median sale price increased +2.4% to $257,995.

Cape Coral / Fort Myers (MSA) – Townhouse / Condo
Closed 512 sales, up +17.4% over last year.
Median sale price decreased -5.0% to $180,000.
Year to Date
Closed 5,829 sales, up +0.8% over last year.
Median sale price remained even at $190,000.
