Data released 1/22/2020
The official December 2019 Florida Housing Report was released reflecting Florida as a state continual increase in closed sales and a rise in median home prices (96th straight month) over last year’s performance.
The numbers reflect bold growth, but keep in that last year at this time interest rates were higher and the government was facing an impending shut down. and there was definitely a lull (down about -10.0%) in the real estate market while the country sat in uncertainty. We’re still optimistic about the numbers and the traffic through the counties driving sales.
Not to sound like a broken record, however, the inventory levels are also driving and holding us back all in the same. A skilled professional will be able to navigate these conditions for their buyers to get a great deal as well as for the sellers who are on the fence. Closed 25,557 sales, up +23.8% compared to last year.
Median sale price increased +5.9% to $270,000.
Year to Date
Closed 294,120 sales, up +5.9% over last year.
Median sale price increased +3.7% to $264,000.
State of Florida – Townhouse / Condo
Closed 9,605 sales, up +17.7% over last year.
Median sale price increased +8.1% to $200,000.
Year to Date
Closed 115,659 sales, down -0.8% over last year.
Median sale price increased +3.8% to $192,000.
Collier County, FL
Naples / Marco Island / Immokalee (MSA) – Single Family Homes
Closed 516 sales, up +36.1% over last year.
Median sale price increased +4.4% to $450,000.

Closed 5,409 sales, up +10.4% over last year.
Median sale price decreased -2.5% to $435,000.

Closed 538 sales, up +42.0% over last year.

Closed 1,223 sales, up +35.7% over last year.
Median sale price increased +6.5% to $262,000.

Closed 13,790 sales, up +3.4% over last year.
Median sale price increased +3.0% to $258,615.
Cape Coral / Fort Myers (MSA) – Townhouse / Condo
Closed 613 sales, up +50.6% over last year.
Median sale price increased +2.0% to $209,000.
Year to Date
Closed 6,916 sales, up +4.1% over last year.
Median sale price remained even at $192,000.
